Office Buildings - Chad owns an office building in the business district in the city. It has been a hot summer and Chad needed to run the air conditioning units to keep the building and offices cool. One night, a utility-owned transformer failed and pushed a power surge through the power lines. When Chad went to check on the building the next day, he discovered that the HVAC was not running. Chad called out a HVAC repairman to look at the two rooftop units and the repairman determined that the units had been damaged by a power surge from the transformer the night before. Chad needed to replace the units quickly as it was supposed to be another hot week.

Given the hot summer heat, the building couldn’t be without air. Chad needed to purchase temporary portable air conditioners and fans to try to keep the building cool. Chad spent $1,242 on the portable air conditioners and fans and also needed to spend $43,620 on the two new rooftop units. Chad was reimbursed for these costs through his insurance carrier, after deductible totaling $42,362.

 

Restaurants - Dominic operates the diner in the middle of the busy town square. The restaurant was closed over a long holiday weekend to give his employees a break. After being closed for two days, Dominic returned  to the restaurant to start operations for the week. While starting up the kitchen equipment and machinery, he noticed that the ice machine was not working. Dominic called a repair technician but she could not find any physical damage to the machine. She was able, however, to determine the machine’s circuit board was not receiving a proper signal from the compressor which cause the machine to be inoperable. This is an electronic circuitry impairment and a covered cause of loss.  Due to supply chain issues, it would take 2-3 weeks for Dominic to receive the new circuit board to fix the machine.

Dominic’s diner relies on ice for restaurant operations. He was afraid his business would suffer without being able to make ice.  The cost of purchasing ice was about $100 a day.  Rather than incur the purchase cost for up to 3 weeks and wait for the new circuit board to repair the ice machine, Dominic was authorized by HSB to purchase a new unit. The cost to replace the $3,956 unit was covered by his insurance policy, as well as the $532 cost of the ice that was purchased to keep the restaurant running. After the $1,000 deductible was applied, Dominic was paid $3,489 for the loss and was able to continue doing what he loves; serving customers in the community.
